How it works

Simple monitoring, without relying on the property.

Each property gets one small gateway and a set of wireless sensors. The gateway sends readings and alerts over its own mobile-data connection, so an empty building needs nothing — no broadband, no Wi-Fi, no phone line.

Power resilience

Where mains power is available, a small battery backup keeps the gateway online during an outage. For sites with no electricity at all, an off-grid solar and battery option is available.

Sensors

Placed where problems start: near the stopcock and boiler, in wet rooms and at entry points. Most are battery powered.

Gateway

One compact unit receives the sensor readings and sends them securely over 4G.

Dashboard & alerts

A simple property view, a daily status email and immediate email/SMS alerts when something needs attention.

The aim is not to fill a property with gadgets. It is to cover the events most likely to cause loss in an empty building — and tell the right people quickly.

Escape of water

Leak sensors sit under stopcocks, boilers, tanks, bathrooms and kitchens. An optional automatic shut-off valve can isolate the water supply the moment a leak is detected.

Damp & frost

Temperature and humidity monitoring highlights condensation, mould risk and rooms approaching freezing — before pipes burst or walls suffer.

Fire & gas

Connected smoke and gas detection raises an off-site alert even when nobody is inside the property to hear an alarm.

Unauthorised access

Door and window sensors show when a vacant property is entered or disturbed — and when it was.

Power failure

A loss of mains power is itself treated as an alert, helping identify tripped circuits, disconnection or interference.

Condition evidence

A timestamped history shows what happened, when it happened and how the property was behaving between physical visits — useful for property management and insurer conversations.

Monitoring can become active protection

Where the property and its services are suitable, automatic water shut-off and heating control can be added — so the system does more than report a problem, it helps limit it.

Hardware is purchased outright and belongs to you, supplied at cost with no equipment markup. Prices below are indicative — they move with availability and market prices, and final quantities are agreed after a property survey.

The survey decides the final design

We look at the stopcock, boiler, wet areas, entry points, loft and roof spaces, power availability and mobile signal. That keeps the installation proportionate — you don't pay for sensors that add no useful protection.
